Is character assessment required for the SC application process?

You will be required to undergo a background check prior to applying to take the state real estate licensing exam. You will need to obtain this by following instructions of the South Carolina Real Estate Commission and then upload a copy with your application. You will also need to pay the processing fee, which is typically about $40.

In addition, when completing your application to take the state real estate license exam, you will be asked if you have ever been convicted of, or pled guilty or no contest to a crime, other than a minor traffic offense. If you answer yes, you will need to attach a completed criminal history explanation form and include all relevant information, such as dates, charges, sentences and location.

You will also be asked if you have ever been denied any professional or occupational license or registration in the past, or if you have ever had disciplinary action taken against your license. If you answer yes, you will need to provide an explanation for each incident.

The South Carolina Real Estate Commission will use your responses to these questions, as well as the results of your state and federal background checks, to assess your character and determine if you are a suitable candidate to be issued a real estate salesperson license.
